Planning application to demolish Ripped Gym and replace with tower block

DETAILED planning permission is sought for the redevelopment of land relating to no.4 Wych
Elm, Harlow.

The application seeks to demolish the existing single storey building currently
occupied by Ripped Gym and replace it with a tall building ranging between six and 15
storeys.
It would comprise commercial floorspace, undercroft car parking, commercial and
residential refuse storage and plant room at ground level, with 84 flats comprising 4 x
studios, 36 x 1-bedroom, 38 x 2-bedroom and 6 x 3-bedroom flats, communal amenity space
on the first and eleventh floor levels and cycle parking above.
The ground level would also comprise boundary treatment along the northern and western elevations.
There have been a number of responses to application.
New development would create variety and interest to the skyline.
Would provide good density and encourage use of nearby sustainable transport.
High-rise development in such a location helps to protects the countryside from
sprawl.
Too few car parking spaces for the number of dwellings proposed.
Wych Elm is heavily congested already.
The development should not be taller than nine storeys as it would be out of
character with the area.
A tall building would be overbearing and reduce sunlight and privacy.
Wych Elm is a ‘light industrial area’. New residential development will squeeze
businesses out of the area.
Lack of car parking would encourage residents to park on-street.
Development would overshadow the existing footpath and cycle path and discourage
its use.
The meeting will be held on Wednesday August 7th at Harlow Council.

What an absolutely ridiculous idea. Whoever thought of this needs their head scanned.
Lets look at the facts- Ripped is a busy gym with a steady stream of regular clientele. It's a friendly, welcoming, family run business helping 100's of people get fit & stay fit at very reasonable prices. Personal trainers take their own clients there too. Currently, client parking doesn't appear to be too much of an issue for the gym as people tend to be in the gym for approx 1hour or so. However, let's now swap the gym for a tower block with 84 families living inside. Each household has one maybe two cars. So potentially another 84+ vehicles all vying for spaces.....where? How many car parking spaces will be underground?? One per flat perhaps? I doubt that! The hospital car park? There is also a busy vetinary surgery who need parking spaces, a funeral directors who need parking spaces for family visiting their loved ones etc.. also a busy plumbing shop, paint shop, Rainbow services etc Whoever thought of this idea is nuts!!

Another building knocked down like so many in the town. Will they, if permission is granted, rebuild as stated above or leave another empty boarded up place waiting and empty. I think I am correct in remembering when Dan Swords was elected in in May didn’t he state that building new homes or improvements to the town will start within 100 days. Running out of time!
Stop spreading misinformation please, this is the same plan that did not go through in 2020, the gym has previously made a statement that they will not be closing down and this is the exact same situation, so no the gym will not be closing down in favor of a tower block, in addition to reply to the comment made about the gym by another person, perhaps when you cant to the gym you were the issue because the gym openly supports the mental health of everything and has a thriving and welcoming community, and to do with the steroids part, you have to be not thinking straight to think that in every gym in the entire country there isn't at least one person on steroids, even then why would you care if they are, seems like your the one doing the random bullying no?
In response to your question Mason, it is the fault of Harlow Council and it's Councillors. They have seen fit to include Wych Elm, the Bus Garage, Fire Station and Sainsbury within the boundary of the Town Centre which is subject to a plan which they see being redeveloped to include over a dozen tower blocks. They don't of course own the land but by producing such a plan, it opens the doors to developers to submit Planning Applications. If the money offered by the developers is big enough, existing owners will be tempted to sell up and perhaps relocate. As has been stated, the developers could then sit on the asset for years as they have done in other parts of the Town Centre. If residents keep voting Conservative or Labour things will never change.
So you smash down the ymca, leave it barren with nothing going on there, then move your sights to an active gym. Such a disappointing council
The site is privately owned, the site is not owned by Harlow Council, it is however owned by people who are dubious in their past activities, and then there is the man with the money behind this who lives on a vin yard he owns in France. And Harlow certainly should not have any more blocks of flats, houses with gardens should be the only options for new builds.
