‘…An Attractive Grade II Listed Farmhouse With Indoor Pool, Tennis Court, Private Gardens, Outbuildings & Two Cottages…’

THE FARMHOUSE

THE internal accommodation of the farmhouse extends to an entrance hall, two reception rooms, conservatory, kitchen/breakfast room and a utility room. Of particular note is the Inglenook fireplace with log burner located in the sitting room, and the kitchen has a range of fitted units and oil fired Rayburn. The conservatory of traditional half brick wall has views across the gardens, whilst the utility houses the gas boiler, double sink unit and plumbing for washing machines.

On the first floor there is a landing off which gives access to two double bedrooms, one with en suite wc and from a rear landing there is a further bathroom and third bedroom.
Stairs from the main landing lead you to the second floor and bedroom four and additional roof space storage.

THE GROUNDS

The gardens are an attractive mix of sweeping lawns interspersed with shrub beds, and a number of mature trees. To the west of the drive is a sizable pond surrounded by trees, beyond which there is a further lawn and the backdrop of a hedge. The majority of the gardens are close board fenced to the north and east, and adjacent to the house is an all weather tennis court. A heated indoor swimming pool is located to the north of the house in an L shaped weather boarded building having two changing rooms and a plant room. Solar water heating panels are attached to the roof. Within the grounds is a C shaped outbuilding providing garage and storage facilities for the house and cottages and includes a games room. To the rear of the house is a timber construction housing the oil tank.

THE LOCATION

Located on the south west east part of the town Kitchen Hall Farm is approached via Red Lion Lane and has the benefit of looking onto Harlow Common to the front aspect. The Town Centre to the north west has been the subject of tremendous investment in recent years, and offers a comprehensive range of shopping and entertainment facilities, with the main line railway station giving access directly to London Liverpool Street in under half an hour. The market town of Epping is five miles to the south and has an underground connection to the City. Stansted Airport to the north offers superb travel facilities to Europe and beyond, whilst the M11 motorway connects to the wider UK road network.

THE COTTAGE

Within the grounds of Kitchen Hall Farm sits a detached property offering two cottages. 1 Kitchen Hall Cottage is entered via the galley style kitchen which in turns draws you into a central hallway offering separate dining and living rooms. There is a downstairs bathroom. Upstairs there are two good size bedrooms and separate shower room. Currently the next door cottage has a long term let in place.

The property sits in approximately 2.73 acres and can be offered as a whole or in separate lots. Viewing is strictly by appointment only.
