Work begins on plans for major redevelopment of Terminus House

News / Mon 15th Sep 2025 at 01:21pm

HARLOW Council has begun work on bold plans to completely redevelop Terminus House – turning one of the town centre’s most controversial areas into a symbol of renewal and pride.

Following the recent announcement that Harlow Council has formally contracts to purchase Terminus House, work is now under way on the plans for the complete redevelopment of the site.

Under the terms of the purchase deal, the current owners will work to ensure all Terminus House tenants are supported into alternative accommodation that they already own, ensuring the building is vacant at the point of completion, and that current tenants are offered alternative places to live outside of Harlow.

This process will take a few months, but the council is wasting no time in pressing ahead with redevelopment plans.

A competitive design process will soon begin, with architects challenged to produce proposals that reflect Harlow’s ambition and potential. Crucially, residents will be at the heart of shaping the future of Terminus House, with opportunities to share their ideas and help guide the look and feel of the redevelopment.

Councillor Dan Swords, Leader of Harlow Council, said:

“The regeneration of Terminus House is a vital part of our mission to rebuild our town. While we wait for the current owners to relocate the existing tenants outside of Harlow, we are wasting no time to prepare for its transformation.

“This will be a landmark development, and we are committed to involving residents every step of the way to make sure it delivers real benefits for our town, as we Build Harlow’s Future.”

Further updates will be provided as the project progresses, including details on how residents can get involved.

How can the tenants "involving residents every step of the way" be consulted if "we wait for the current owners to relocate the existing tenants outside of Harlow"? Well unless you move people in before this "next chapter starts" I suppose. But hold on a minute, I thought that Terminus House was going to be demolished in earlier reports on Your Harlow? It is quite hard to keep up with the pace of breathless reports - pity the action on the ground ain't quite so dramatic! What Harlow needs is proper maintenance budgets to regenerate and preserve what everyone praises in the Water Gardens plaque for Sir Fredric Gibberd. By the time all this regeneration and renewal is carried out (??) there will not be much left for us to feast our eyes on about the original town. But maintenance and small improvements where required are not really glamorous enough for today's world are they?

Anyone else notice the plethora of articles coming out of Harlow Council in the last few weeks? The Conservative administration must be looking at what happens after Harlow Council disappears in two years time and the rise of Reform as elections loom in the months to come.

People are idiots. Tenants are referring to those who live in the building. And residents refers to those who live in harlow. When it says consulting residents, it means those living in harlow, not the tenants. No where does it say they are moving people in on a temporary basis. Also the "point of completion" is the completion of the purchase. NOT the completion of the redevelopment. Again, people are idiots!
