Harlow Council nears completion of three flagship council-house schemes in Staple Tye,

HARLOW Council is proud to announce that major progress is being made on three key council housebuilding sites in Staple Tye — Perry Road, Parnall Road and the former Staple Tye Depot — as the schemes move into their final phases. Together, the developments are poised to deliver high-quality, sustainable new homes that will help revitalise the Staple Tye area and create new council homes for Harlow families.

All three sites were derelict for many years before the transformational schemes came forward:

  • The Perry Road development (former Lister House site) is being redeveloped into 24 apartments (20 two-bedroom and 4 one-bedroom), along with ground-floor commercial space. 
  • The Parnall Road development is delivering 10 new dwellings: 5 two-bedroom flats and 5 three-bedroom houses (including one adapted unit).
  • The Staple Tye Depot redevelopment will provide 10 houses (5 two-bedroom, 5 three-bedroom, including one adapted house).

All three schemes include sustainable features such as solar panels, electric vehicle charging points, and energy-efficient heating systems (air source heat pumps) to help reduce carbon emissions and energy bills for residents. 

The new homes are being delivered through the Harlow Regeneration Partnership, a joint venture between Harlow Council and The Hill Group with many Harlow residents and companies being part of the construction programme, including Harlow apprentices. 

These three schemes are part of the council’s Council House Building Programme which is seeing more council homes being built than in the past 30 years combined.

Commenting on the progress, Councillor Dan Swords, Leader of Harlow Council, said:

“These three council housebuilding schemes in Staple Tye are not just about building homes – they are about transforming these derelict areas. Perry Road, Parnall Road and the Staple Tye Depot are all nearing completion and will soon provide modern, sustainable homes for Harlow families who need them most.

“We are delivering the biggest council housebuilding programme in a generation, regenerating tired and unused sites, and creating places people can be proud to call home. Staple Tye is seeing real investment and renewal, and these developments are a clear sign of the fact we’re Building Harlow’s Future.”

Looking forward to seeing residents move in. I hope it doesn't take as long as the Burnt Mill flats.

The major question on all of these developments is: How many will be available for those on the council's housing needs register and thereby become tenants' of the council? Hopefully all of them but given only 52 of the Burnt Mills development came from the register I doubt it.

Ageeing with Gary's comment. How many of these 44 homes will be for those currently on the Harlow Council waiting list? It's a simple question.

Gary - every single one of the new homes being built in the Council's House Building Programme are for Harlow council tenants from the waiting list. We have stated this in every single publication on these schemes.

I've been on the harlow council waiting list for 3 years, and still haven't come close to being rehoused. Hopefully me and my children will be offered one of these this time and not get let down. From what I have gathered only 50 something flats from Burnt Mill went to council tenants on the waiting list.

John - there was an article on here a day or so ago about the Solohaus units. They're complete but still waiting for the utility connections to be finished, then they'll be ready for use.

Is there any information on the old Akhtar Computers site at Staple Tye? That fire was years ago now and the site has just sat vacant since. I'm not sure how they got away with that very blatant insurance job. I assume the site will be sold to the council or a developer for housing, but there doesn't seem to be any information.
