COMMERCIAL property investor and developer Mantle has acquired an office building in Harlow and completed pre-let new build offices in Stansted.
Field House in Harlow has been bought from a private investor for £10.5m.
The 65,762 sq ft property is a four floor multi-office building adjacent to Harlow Town Station building which has recently been refurbished.
Occupiers will benefit from increased asset management, Mantle said, and potentially the introduction of a business centre providing co-working office space and meeting rooms.
Mantle already operates six business centres in the east of England in Cambridge, Chelmsford, Duxford, Oxford, Stansted and Stevenage.
The acquisition follows Mantle’s recent completion of two office buildings totalling 8,000 sq ft at Thremhall Park, Stansted.
Carriage House and Raye House have been let to HD Clinical and Andrew Construction Recruitment respectively, both of which were existing tenants on the park and required new office space following business expansion.
“We continue to focus on the South East office market, acquiring well-located office buildings with good transport links and asset management opportunities,” said Mantle chief executive Guy Baker.
“Field House fitted our strategy and we will actively manage the building for the benefit of the occupiers and consider opening a business centre as part of our growing south-east network. To have pre-let our two new buildings at Thremhall Park to existing tenants shows that businesses in the area are fast-expanding and require grade A office space.”
For Field House, Harlow, Bidwells acted on behalf of Mantle. The Thremhall Park lettings were agreed from an asking rent of £25 per sq ft.
