Barratt buy £74 million site on Harlow border with 184 homes

BARRATT David Wilson Homes has acquired a £74million GDV site in Sawbridgeworth, Hertfordshire, with hybrid planning permission to deliver 184 new homes.

Set to the north east of the market town, the 13-acre scheme will deliver a mix of one and two-bedroom apartments, alongside two to four-bedroom houses. 40% of the new homes will be deemed affordable housing, comprising a tenure mix of shared ownership and affordable rent. All homes will be delivered to Future Homes 2025 standards, producing 75-80% fewer carbon emissions than those built under current regulations and crucially generating lower energy bills for residents.
The first phase of 85 homes benefits from detailed planning consent, with Barratt David Wilson North Thames resubmitting plans in line with its own house types. Works are due to commence this autumn, with first completions anticipated in late 2026.
Bill Beyzade, managing director at Barratt David Wilson North Thames, commented: “Thanks to a recent strategic land deal with Vistry, we are pleased to announce our latest acquisition in Sawbridgeworth, which will see 184 new quality homes delivered over the next five years. Crucially, 40% of the development will be affordable, offering opportunities to local buyers and renters alike to secure more accessible homes.”

Alongside new homes, the development will provide two play areas, including a green central area. Three footpaths that currently cross the site will also be retained for public use.
As part of the circa £5.5million Section 106 agreement, contributions will be made to improve local infrastructure, including educational, social care, healthcare and leisure facilities such as the local swimming pool and sports hall.
Does anyone know where this actually is? The exact location seems not to be mentioned in any news reports and the news item has it on Harlow Borders, in another mention it says to the North East of Sawbridgeworth?

Thank you Sawbo. I had a friend who lived in the Houses called Kecksys and behind them further on was the river stort, flood plains and the marshes.

Have any of these planners tried to get through sawbridgeworth. The traffic in bad at the best of times. The infrastructure isn't there. It won't be able to cope with the extra traffic.
Hope they don't just do a runner again before all the promised amenities have been built as they did in Gilden Park....7 years since we moved in and Community Centre/Sports Centre not yet opened and instead of promised local shops with dwellings above we just have a "pop up style" porta cabin 7/11 more appropriate for Gaza than a new build estate!!!!

As long as the estate has an elevated slip road to the m11 should be fine, otherwise I hope we have flying cars by the completion date lol".
40% of the properties will affordable, I wonder if this % will be reduced after they get their planning approval. Will some of the £5.5m Section106 agreement money be put towards reopening the Leventhorpe swimming pool, or will it spent on other HCC or EHDC projects?

Traffic through Sawbridgeworth is ridiculous. 184 more homes will surely gridlock the area. Roads are not big enough now. Especially when it’s 8.45 and 3 pm. Drivers outside school driving along the paths.
