Demolition set to begin at West Gate as town centre transformation gathers pace

RESIDENTS in Harlow will soon see even more visible construction activity in the town centre as demolition work is set to begin at the West Gate site – marking a significant milestone in the council’s plans to transform the heart of the town.
A Harlow Council spokesperson said: “The works represent another step forward in delivering the council’s mission to ‘rebuild our town’, with long-derelict buildings set to be cleared to make way for major redevelopment.

Earlier this year the council secured a landmark deal and collaboration partnership that will finally transform this site, which stretches from the old Little Walk shopping arcade down to Broad Walk and around East Gate and West Gate.
“Site owners SSRE Investment 4 Ltd – acting through administrators at RSM UK have confirmed that contractors are starting on site to demolish the remaining structures. This follows years of inactivity, with the site largely vacant and the final retailers leaving in 2025.

While the buildings are among the last remaining elements of Harlow’s original town centre, they have stood unused for several years. Preparatory work has already been completed, including the installation of site hoardings and extensive surveys, to ensure demolition can be carried out safely and efficiently.
Erith Group has been appointed as the contractor to deliver the works, which will take place in phases. Initial activity will focus on scaffolding and “soft strip” works to remove internal fixtures. This will be followed later in the summer by full demolition to ground level, including the removal of foundations and floor slabs.
The overall demolition programme is expected to continue through to the end of 2026, alongside works to remove and reroute outdated utilities across the site.
“Plans for the future of the site are currently being developed”.
Commenting on today’s announcement, Councillor Dan Swords, the Leader of Harlow Council, said:
“For years, the former Little Walk site and surrounding area has stood empty, neglected, and holding our town back. Developers made promises, but promises alone don’t regenerate a town. Action does.
“After years of delay and failure, we stepped in. Following months of determined work and negotiation, we secured a landmark agreement that puts Harlow back in control of this crucial site.
“Today, I’m pleased to confirm that demolition is now underway to clear the area and prepare it for the future Harlow deserves. This is a complex programme and it will take time – but make no mistake, this marks the start of real, visible transformation to this area.
“And this is just the beginning. Across the town centre, we are unlocking key sites, driving regeneration forward, and rebuilding the heart of Harlow piece by piece – because no part of our town centre will be left behind.
“We are turning the page on years of decline, restoring pride in our community, and reigniting ambition for our future. We are building a town that people can once again feel proud to call home. We’re building Harlow’s future.”
Given the curo debacle, I wonder if Harlow council could clarify this latest move. In March 2025 the council said that it had purchased the "Strawberry Star" buildings. However in this article, it says "“Site owners SSRE Investment 4 Ltd ". Could they clarify who actually owns it? Also, whilst the council says yep it's all going to be knocked down, it also says this "“Plans for the future of the site are currently being developed”. That would give the impression you are knocking things down without having a plan for what will be rebuilt. So, who owns the site and when do you expect to announce the rebuild plans and it's completion date? Thanks

You people make me laugh! You moan about the state of the town and now more progress is being made you still moan, ffs give peace a chance, Dan swords has done a remarkable job so far, things take time, be more applaudable than critical otherwise your comments contribute to the demise of the town.
David is right, all the usual band of whinghers, who wouldn't know how to fit a light bulb, moan that the site is derelict, moan when a new development starts, moan, moan, and never have a single constructive idea. Well just look at the recent election results and it is clear that the people of this town share the vision and ambition of this Administration. If you don't like, go move to St Kilda about 40 miles West of the Outer Hebrides. Nothing is being demolished or built there. In fact nothing happens there. Perfect location for the Harlow whinghers!
SSRE Investment 4 Ltd went through insolvency proceedings in August last year. It was only registered at Companies House in January 2023 and is listed as an overseas entity in the offshore banking centre of Guernsey. The address in St Peter Port is above a food shop. Why is it always the same people complaining?
David, Tom and Soz, surely the question should be, why are the same people defending something they know should cause concern. SSRE are registered in Guernsey, it went through insolvency proceedings, it's key investors are from India and Singapore. Harlow council made a big fanfare of "they had bought the star properties" but todays article lists the owners as ssre and NOT Harlow council. The same council claim they are about to knock the star properties down but then say they have no plans yet as to what will replace it, when it is due to start works and when is it due for complete. Now, if you see those contradictions by the council and don't have concerns, then it is that mindset that saw Thurrock council go under.
It's easy to criticize and it appears a small vocal minority are doing just that, without offering much in terms of suggestions. It's the brave person who takes on a challenge and improves things, so hats off to Dan Swords and his exceptional council. It is not unusual to run multiple projects simultaneously, which is what seems to be occuring here. Having grown up in Harlow through the 70s and 80s as a child, I can see that this Council is trying to bring belief and pride back to Harlow. People are entitled to their opinions, but for credibility and balance, it would be good if some of those moaning actually acknowledged people or groups trying to improve our town for it's people. Luckily, the majority of Harlow residents appreciated the effort and progress based on how they voted recently. Reform obliterated, Labour are dying, whilst the local Harlow Conservative Council keep getting stronger for Harlow.
Seeking Clarification from the council due to statements and actions made is not criticism. Some who are blinded by sparkly gems may see it as criticisms but they are not. Given the questions above are seeking clarification from the council based on facts, they are not unreasonable questions to ask are they not?

Lets give it a chance. The town centre is desperate for an overhaul. Its good to see the start of a regeneration of a once thriving town and we should applaud this, whoever owns it or builds it.
@Seamus you're mindset on your Harlow stems from a fear of change, risk aversion, or a desire for control without taking on any actual responsibility. While it is easy to tear things down, it takes effort to build them up. Progress is impossible if we let critics like you contribute nothing dictate the direction, let Dan Sword continue his excellent progress at last we have a councillor with progress and achievements for Harlow.
So it will be demolished then site there for years a derelict site.
Dan is doing a remarkably job. Hence why Labour where smashed in the last elections. The only reason I never voted reform is because of our Dan ......Dan Dan super Dan
As intimated in a number of earlier comments, it is only right that scrutiny of what the council is doing should take place. Many of the decisions being made are taken behind closed doors. Millions of pounds are being spent. The Council's (our) debt has greatly increased. "Building Harlows future" is a slick PR exercise, much of it involving cramming more and more people in an already densely populated area. Previous plans indicated at up to a dozen tower blocks could be built in the Town Centre, with far less space for new shops. Regeneration in the Town Centre is based on more restaurants, a night club and bars, at a time when the hospitality sector is in sharp decline. Many of these sites will not be developed until after Harlow Council disappears, their future will not be decided by Harlow's Councillors, but ones living as far away as Chigwell and Saffron Walden.

Today's article tells us that Harlow council are not the owners as Dan said, but a company who is based in Guernsey and it's major investors are From India and Singapore. (2) Whilst stating demolition will be happening late summer, the comment from the council of "“Plans for the future of the site are currently being developed” causes reasonable questions of clarification. Not only for time scales but also for financial decisions. Again these are reasonable questions to ask. Now all the way through this thread I've been polite whilst the dan fan club have been rude. It's people like that who never asked Thurrock councillors just what is going on, that saw Thurrock council go broke and the council tax payers of Thurrock pick up the tab. So, unless yourself and the dan fanboys club have the answers, then the only person who can answer the reasonable questions on ownership, time lines and costs, then the only people we can ask is the leader of the council no?
Veg pach ,I actually voted Tory so not labour,but have lived in the town for 70 years, don't object to improvement just not all at the same time, finish one before starting another one.
It's not unreasonable to knock it down without having concrete plans for what will replace it. Worst case scenario is it sits empty whilst plans are finalised, but it leaves a prepped site ready to build from. The current building is no longer fit for purpose by modern standards and can't be retro fitted to anything. So might as well pull it down now and avoid having to spend however long demolishing it later. Efficient in my opinion.
