Ambitious plan for 3,000 homes on the east side of Harlow takes a step closer

AN ambitious and “visionary” plan for over 3,000 homes on the east side of Harlow took a step closer this week.

The plan was recommended for approval by the Conservative Cabinet at Harlow Council on Thursday night.

The plan stated: “The East of Harlow site in the Harlow Local Plan was allocated along with several other
housing sites to help deliver a range of new homes including affordable homes to support
the future needs of residents and the sustainability of the town.

However, along with sites across the wider Garden Town, it will also support wider regeneration initiatives and infrastructure provision such as public realm improvements and redevelopment
opportunities across the town centre, delivery of an enhanced public transport system,
additional green infrastructure and accessibility, contributions towards/provision of
community buildings, sports facilities, schools and healthcare and the potential relocation of
the Princess Alexandra Hospital.

“This will be delivered through on-site services and facilities, Section 106 contributions towards projects across the wider Harlow area or through the additional Council tax revenue generated from new properties”.

I can only assume our councillors are all like Homer Simpson where he keeps getting shocked trying to get his beers off a power cable and no matter how many times he gets shocked, he still keeps reaching for those beers shouting DOH. If we have learned anything with Newhall, Wych Elm, Burnt Mill and Gilden Way developments, then we have learned developers lie and councillors are complicit in those lies. How about just for a change, we put the doctors, the schools, the feed in and out roads, and the shops in FIRST, (that's called infrastructure to you councillors) THEN build the houses? See how quick those developers build then. INSTEAD of "we the developers promise to deliver everything that was on on our planning application" only to start building and say "Naah, only kiddng, no doctors, no shops, no schools and as to the social housing, only half will be built, suckers". Joined up thinking in favour of the RESIDENTS for a change would be nice but until then, DOH.

Interesting that our council are heavily reliant on the sustainable transport corridors and public transport.for our new developments do they really think that 3000 new home owners are going to travel into work in Harlow on busses and bikes !! No they will drive out every morning to work in other areas and drive back every evening making congestion worse than it is now .

It would be interesting to hear from Colleen Morrison about this plan. She was against earlier plans in Old Harlow on the grounds of possible flooding and sewage release as well as traffic congestion. A Conservative council housing plans without the support of its residents: where have I heard that before? Oh yes in Potter Street!

Another crazy idea, as are all of the planned new developments. The planners may be right in that housing is needed, but new infrastructure is needed first. The roads in the town are gridlocked on a daily basis at it is. And the new developments built over the past 20 odd years were badly planned roadwise. I refer to Church langley in particular,where there is only 1 road leading in and out of the area. Thursday morning around 11.00, traffic was at a compete standstill trying to get out to the A414. I was getting a bus, and it had to go round Church Langley first before even getting back to the Tesco Roundabout, but by the time we got halfway round it was gridlocked. When we did eventually get out of the area, it looked like there had been some incident, between the roundabout and the A414. Just how these planners keep their jobs is beyond me, as no thought ever went into the road layout in the area. Oh, nearly forgot, what is the point of building all these new houses, without our (promised ) new hospital. PAH is buckling as it is, and adding more housing will just make the matter 10 times worse.

The current. Government have put a new hospital on hold, so it doesn't matter what anyone says. It ain't gonna happen before the housing is built.

The transport plans are fundamentally flawed. These new developments and those at Latton are in Epping District plus 10,000 homes in East Herts on the north of the town at Gilston won't contribute funding for Harlow Council. Developers lie about building infrastructure. The Eastern crossing raised road culverted barrier crossing the Stort Valley will destroy the green ecology of the Valley, create massive gridlocks on the East of the town, increase the frequency and risk of sewage filled flooding into Harlow homes. The Conservatives have long made it known their vision is that Harlow should become a mini city with 132000 extra homes, not so Harlow residents would benefit but so their property developing friends would continue to make massive donations to the Conservative Party. A Labour administration were totally suckered and stupidly opened the door to hggt pfp and now the Labour government seems to be following suit. Both parties are selling Harlow down the River. Those uk citizens who got out and retired to EU countries before BREXIT made the right move, better cheaper housing, schools and health services.

HOW. ROADS GRIDLOCKED. PArking poor. Facilities for Health, shopping, social so disgusting. Crime high, drugs,unhoused, its a terrible culture and challenging area.

The developments 'planned" for Harlow are like a noose that'll kill the town accelerated by the congestion of it's arteries, the increased frequency of sewage contaminated flooding into the body of the town and the layers of concrete and brick as green areas get infilled. The ambition announced by the Conservative Council to build 132000 new homes to create a mini city and the complicity of Labour in that they opened the door to hggt pfp is there to see. The developments at Latton, Gilston and to the east will only benefit property developers and Epping and East Herts Councils who will collect the taxes and government grants as they reach their new housing targets. Long before these developments are reached the Eastern Crossing raised culverted road barrier will destroy the ecology of the River Valley and with Gilden Way j7a link totally gridlock the East of the town. Meanwhile if new PAH ever gets buiilt it will actually be in Epping District. A growth strategy that's failed in the past of infilling and doughnut development won't suddenly work by repeating the same and expecting different outcomes. It's a sign of insanity. Interesting that those retired and who got out before Brexit and emigrated to France and Portugal, report better health care, affordable better quality housing, environment and life than in the UK. Breweries, intoxicating events and an inability of both Labour and Conservatives to organise (except as Boris demonstrated for a select few) again comes to mind.

Why is this happening when the infrastructure is clearly not there, so much sewage is already being dumped in our rivers and seas, our hospital is already under too much pressure and cannot cope and that's not including the diabolical bus service and shopping centres You really need to get the back bone right before anymore houses are built because you cannot keep blaming Hospitals and sewage companies for under performing This is government and councils doing

If anyone thinks that the new hospital was ever a possibility then they just need to remember who promised it; the man who has been sacked and found out numerous times for lying, Boris Johnson. Thanks again for EFDC for copying East Herts DC and meeting their housing quota by dumping it on the edge of one of the most densely populated areas of the east of England.
