Work begins on £100 million logistics unit on former BP/GSK site

WORK has begun on phase one at Icon Harlow, a speculative development of two new logistics units, Icon Industrial has announced.
Icon Harlow, which comprises two highly specified units of 68,100 sq ft and 96,827 sq ft, is a joint strategic venture by leading commercial property developer Stoford Developments and global private investment firm TPG Real Estate.
Readie Construction has been appointed to construct the units, each of which will consist of up to 50m yard depths and 15m eaves height and will also have two and three-storey Grade A office accommodation. Practical completion is expected in Autumn 2019.
Tony Nash, director of Stoford Developments, said: “We’re excited that work has now started bringing forward these two high-spec warehouse and logistics units in Harlow. These will provide potential occupiers with superb quality accommodation in a premium location, just nine miles from the M25. This is a substantial investment.”
Icon Harlow is the second development by the Icon Industrial joint venture. This month, Icon Industrial announced that approval had been granted for an 11.6-acre logistics and global content creation studio at Manchester Airport on behalf of online beauty and wellbeing retailer, The Hut Group (THG), which could house up to 2,000 people.
More HGV traffic for us mugs in Harlow to endure. Who agreed to this aberration ? How are they getting to the M 25 ? Maybe the A10. How do they get to junction 7a. Meshugas, the lot of them.
I attended the public exhibition held by the site owners about 3 years ago. I asked why, when thousands of new jobs were being created by Public Health England across the road from this site, they did not want to build houses instead of warehouses. I was told that they in fact wanted to do just that but were told by the Council not to bother seeking such Planing Permission because it would not be granted. As for building offices, thousands of square feet of such space has already been converted to flats in the town and as more and more firms use staff 'working from home' it becomes even less likely that anyone will want to take up such space. As you say Micky yet more lorries trundling across the town and if the work near 'Gates's' roundabout is anything to go by, it will be decades before residents see any of the infrastructure improvements in Harlow Council's Local Plan being built.
